Terms of service
Last updated 11 September 2026
These terms govern use of CertDiary. By creating an account you agree to them. The service is intended for self-managing landlords of residential property in England.
The service
CertDiary stores the compliance dates and documents you enter and, on a paid plan, emails you before those dates. It is a diary. It is not legal advice, it is not a substitute for a solicitor, and it does not generate valid possession notices.
Your responsibilities
- You are responsible for the accuracy of dates, addresses and documents you upload.
- You remain responsible for complying with housing, gas, electrical, energy and deposit law.
- You must not upload documents that you have no right to store.
Accounts
Keep your password secret. The free plan covers one property, dates only. Paid plans add extra properties, certificate uploads and email reminders at the prices shown on the website. Subscriptions renew until you cancel through the billing portal.
Acceptable use
Do not misuse the service, attempt to break in, or use it for anything other than managing your own (or your employer’s) rental properties.
Liability
CertDiary is provided as-is. We are not liable for missed legal deadlines, failed evictions, fines, or loss of rent. Nothing in these terms excludes liability that UK law does not allow us to exclude (including for death or personal injury caused by negligence, or for fraud).
English law
These terms are governed by the law of England and Wales.
