Questions landlords ask

What does CertDiary actually do?
It is a diary for self-managing landlords in England. You enter certificate dates and, on a paid plan, we email you 30, 14 and 7 days before they fall due. It is not a lettings platform and it is not legal advice.
How often is a gas safety certificate due?
For rented homes in England with gas, a check is typically needed every 12 months. CertDiary uses the date you enter and treats gas safety as due 12 months later.
How often is an EICR due for a rental in England?
An electrical installation condition report is typically required at least every five years for private rented homes, or sooner if the report says so. CertDiary uses five years from the date you enter.
How long does an EPC last?
An energy performance certificate is typically valid for 10 years. CertDiary counts 10 years from the date you enter. It does not check whether a rating meets letting rules.
What is the deposit 30-day clock?
In England you typically have 30 days from receiving a tenancy deposit to protect it and serve the prescribed information. CertDiary starts that clock from the day the money arrived.
Is there a free plan?
Yes. One property, dates only, forever. Paid plans (£7 a month or £59 a year) add extra properties, certificate uploads and the reminder emails.
