How much does a gas safety certificate cost in the UK?

A short, honest look at what UK landlords tend to pay for a CP12 in 2026, and what the price should and shouldn't include.

Prices for the annual landlord gas safety check vary by area, appliance count and access. Most quotes for a single-boiler flat sit somewhere in the £60–£120 range; larger homes with a boiler, cooker and gas fire will run higher. This is a guide to typical market prices, not a fixed schedule.

What drives the price

  • Region. London and the South East trend higher than the rest of the country.
  • Number of appliances. Boiler-only is cheapest; hob, gas fire and instantaneous water heaters add cost.
  • Access. Awkward boiler locations or restricted access adds time.
  • Bundle deals. Some engineers discount when combined with a boiler service.

What should be included in the quote

  • Attendance at the property at an agreed time.
  • Tightness testing and inspection of appliances, flues and pipework.
  • Issue of the landlord gas safety record (CP12) as a signed PDF or paper copy.
  • Time to explain any observations to the tenant, if present.

What is usually extra

  • Remedial work identified during the check.
  • A full boiler service — different job, different price.
  • Second visits if access fails first time (not always charged, but ask).

How to book confidently

  1. Check the engineer's registration on the Gas Safe Register by ID or postcode.
  2. Ask what appliances are included, and whether the record is emailed as a PDF.
  3. Get the price in writing before the visit.
  4. Diary the date the check was done, not the day you booked it.

Once the check is done, keep the date and PDF against the property in the gas safety diary page, and CertDiary will email 30, 14 and 7 days before it lapses on a paid plan.

Frequently asked questions

How much is a gas safety certificate for one boiler?
For a single-appliance boiler check on a rental property, many Gas Safe engineers charge in the £60–£120 range. Prices are higher in London and the South East and often lower in the North and the Midlands.
Is the tenant responsible for the cost?
No. In England the landlord (or their letting agent) arranges and pays for the annual gas safety check on a rented property. The tenant is not liable for the cost.
Does the price include remedial work?
Usually not. The quote should cover the visit and the record. If the engineer finds a fault, remedial work is typically quoted separately and, for anything Immediately Dangerous (ID) or At Risk (AR), acted on straight away.
