How much does an EICR cost for a rental property?

What UK landlords actually pay for a rental EICR in 2026, and how to read a quote so you are comparing like with like.

EICR pricing is more variable than gas safety because the job scales with the size of the installation — the number of consumer units, circuits and accessories being tested. The figures below are typical UK ranges as a sanity check, not a fixed schedule.

Typical price ranges

PropertyTypical range
Studio / 1-bed flat£150–£220
2–3 bed flat or terraced house£180–£280
Larger family home (4+ bed)£250–£350+
HMO (per unit, plus common parts)£300–£500+

What the quote should include

  • Full inspection and testing to BS 7671 requirements.
  • Issue of the report, coded, signed and dated.
  • A copy as PDF, so you can send it to the tenant and file it easily.
  • Insurance and registration details on request (NICEIC, NAPIT, ELECSA or equivalent).

What is usually extra

  • Remedial work for C1, C2 or FI observations.
  • Repairs, replacements or upgrades of consumer units.
  • Certification of any subsequent works (Minor Works or EIC).

Booking checklist

  1. Confirm the inspector's scheme membership and insurance.
  2. Ask how many circuits are being tested and get the price in writing.
  3. Ask whether the report is emailed as a PDF the same or next day.
  4. Schedule with the tenant, keeping notes on access.

Once the satisfactory report is issued, keep the date and PDF against the property on the EICR diary page. CertDiary will email 30, 14 and 7 days before the five-year mark on a paid plan.

Frequently asked questions

What is the average EICR cost in 2026?
For domestic rental properties in England, EICR prices commonly fall between £150 and £350. Small flats sit at the lower end, larger houses and HMOs at the higher end. Central London tends to trend above the national average.
Are remedial works included in the EICR price?
Usually not. The EICR fee covers inspection, testing and the report. Any C1, C2 or FI observations are typically quoted for separately once the report identifies them.
Can I get a cheaper EICR?
Yes, but check the electrician's registration, insurance and reviews — a cheap report from an unqualified inspector is not a saving. Bundling with other landlord safety work sometimes lowers the total.
